Buying property abroad means coming to grips with a market, a language and an administration you do not know. Investments Albania makes the connection: we select properties through licensed agencies, we translate and check the files, and we stay with you until the keys are handed over. We sell nothing ourselves — which is what allows us to advise you freely. Investments Albania handles the introductions and the follow-up for investors with:
our licensed Adriatic coast estate agent, for opportunities in Durrës and Tirana,
the escrow agent who secures your payment at the time of the transaction,
the manager who will let your property to optimise your return,
the prefecture, to obtain a second-home residence permit that will allow you to reduce your European taxes (subject to a detailed review),
the bank, to reap the benefits of the residence permit and of non-taxable Albanian income (subject to a detailed review).

Introductions to licensed agencies

We work with a major Albanian estate agent holding a licence, never with informal intermediaries.

The Albanian market has a great many operators, and they do not all work within the same framework. We have selected one major licensed agent (CENTURY 21), with whom we work over the long term and whose practices we know.

In practice, we receive the properties, we set aside those whose file is incomplete, we translate the listings we keep and we document them. When a property interests you, we arrange the introduction, we sit in on the exchanges and we translate where needed. The transaction itself is concluded between you and the licensed agency.

Amount 1 to be paid is the price of the property. Amount 2 is described under administrative services.

Administrative support

Opening an account, second-home residence permit, tax number, utility connections: local formalities take time when you do not know them.

Buying in Albania involves a series of steps that cannot be improvised from abroad:

We know these channels from having gone through them, including for our own company. We tell you which documents to gather before you travel, we come with you to appointments where that is useful, and we provide the translation.

Amount 2 covers all the services that make your experience straightforward and rewarding.
> the escrow agent who will secure your payment,
> notary fees are included in this amount 2.
> the fees for the second-home residence permit with the prefecture (which will give you the tax exemption on local income). Precise review on request.
> the fees for the introduction to the bank, in order to benefit from the previous point.
> CENTURY 21 agency fees,
> tax identification number,
> registration of the deed with the cadastre,
> transfer of the water and electricity contracts.

Tax and legal guidance

We put you in touch with Albanian lawyers and tax advisers, and we make sure you are understood.

A property investment abroad raises questions that go beyond the property itself: which regime applies to rental income, which tax treaty with your country of residence, what happens on resale, how to structure ownership if you are investing with others.

We do not answer these questions in place of qualified professionals. We work with an Albanian law firm and we can point you to a tax adviser in your country of residence. Our contribution lies elsewhere: we prepare the file, we translate the documents and we make sure the right questions are asked.
